Director, Housing Investments
This role manages the acquisitions, dispositions and joint ventures of Nuveen’s real estate portfolio and provides support for its strategic relationships. Working under minimal day to day supervision, this job is responsible for executing on new investment opportunities, joint venture relationships, and dispositions with a primary focus across major Western Region markets.
Key Responsibilities and Duties
Sources new housing acquisition opportunities and tracks active deals in the market. Is an in-house expert on its market coverage, fundamentals and pricing and an internal source of real time market information and transactions. This sourcing to occur with both brokers and direct/off market opportunities.
With the investment team, this role leads the underwriting and analyzes property information and market research of potential real estate investment opportunities that support the company’s strategic objectives.
Coordinates the compliance of all requirements for the closing and funding of real estate acquisition and development transactions.
Maintains external relationships with key market participants, investment sales, and lenders.
Investigates increased efficiencies in the budgeting and operations of real estate and property assets
Oversees and leads the due diligence process for asset acquisition and disposition opportunities.
Evaluates investments and investment returns based on discounted cash flows, return on cost, development spreads and third-party leverage; analysis also to include impact of value-added opportunities, leverage, and joint venture structures.
Leads the disposition process of housing investments across certain markets, including securing internal approvals and negotiation of key deal-related documentation.
Manages and mentors junior staff in connection with the investment process. Provides feedback to the junior staff and helps grow them within the organization.
Prepares and oversees all investment authorizations and assures that all financial, market and risk analyses are correct and accurate.
Oversees (or undertakes directly) the coordination and compliance with all requirements for closing and funding of transactions.
Regularly travels to various markets for purposes of deal sourcing, evaluation, relationship building and obtaining market information.
Active with various multifamily panels and conferences.

- 7+ years of direct multifamily acquisition/disposition experience
- Demonstrable track record of investment activity, preferably within the housing sector.
- Advanced analytical/reasoning skills to analyze disparate information flows based on market specific practice into a meaningful, relative-value basis.
- Advanced reasoning skills to effectively and timely identify viable investment opportunities which meet the long and short-term goals of multiple investor clients.
- Experienced and proficient in Excel.
- Master’s Degree
- 30% travel

2026-02-10Base Pay Range: $137,000/yr - $171,000/yrActual base salary may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location. In addition to base salary, the competitive compensation package may include, depending on the role, participation in an incentive program linked to performance (for example, annual discretionary incentive programs, non-annual sales incentive plans, or other non-annual incentive plans).
