Real Estate, Portfolio Management Associate
The portfolio management role sits within Nuveen Real Estate’s retail sector specialist platform which is more than $20 billion of AUM across the risk spectrum and sits within Nuveen Real Estate’s overall $145 billion platform. Within the retail platform, this role would be focused on various open and closed-end real estate funds that invest in a variety of retail subsectors. In order to drive investment performance, the role is heavily focused on financial modeling to inform investment and financing recommendations. The role will also include creating presentations for current clients and prospects including quarterly reporting. This role also works closely with various Nuveen Real Estate teams across acquisitions, asset management, development, and capital markets, as well as the distribution, product, research, finance, and marketing.
Key Responsibilities and Duties
Maintains extensive proprietary financial models to monitor and analyze the financial performance of the real estate portfolio, potential new investments, and financing.
Assists in ongoing property valuations, develops strategies for maximizing value, and creates hold/sell analysis in partnership with the sector focused teams.
Benchmarks investments against underwriting metrics (i.e. revenue, expenses, capital expenditures, tenant credit, leases) in order to make future hold/sell recommendations.
Collaborates with real estate asset management, finance, and performance measurement teams to obtain portfolio/asset information and prepare performance analysis and reports.
Assists in drafting and presenting investment memorandums to the Investment Committee.
Analyzes each potential investment’s underwriting, working with deal teams to sensitize returns and to determine the role each asset will play in a portfolio.
Works closely with asset management teams on construction draw requests and timing, current and future capital expenditure requirements and helping set performance budgets for each property to drive performance.
Supports fund raising and investor relations efforts including but not limited to setting and executing capital raising strategy, annual investor conferences, advisory committee meetings, DDQ and RFP review, fulfilling investor requests, investor on-site meetings, and ongoing investor relations.
Works closely with Nuveen Real Estate’s sustainability team to development ESG metrics for each fund and tracks these metrics to ensure each target is being met.
