The Nordic team is made of 4 professionals, €2.0 billion of assets across asset classes across all the Nordic countries. The team is made up of investment and asset management professionals placed in Helsinki and Copenhagen.
Overview of the Role
The Associate will be part of a dynamic team working on active asset- and portfolio management across the region and sectors, with a primary focus on the logistics, housing and alternative real estate exposure. This includes regular dialogue with operating partners, property managers and internal Nuveen stakeholders, to ensure we are able to deliver attractive returns to investors.
Moreover, the Associate is expected to build relations across the region to support the sourcing of new investments and ensure that the Nuveen brand is well regarded.
The person fulfilling the role will work alongside several of the sector specific European teams to ensure that Nuveen is able to manoeuvre its investment themes in the Nordic region, and also the ensure that we constantly are able to focus our assessment of sectors targets from acquisition and disposal perspective.
The teams are spread across multiple European locations, with the main investment management hub being based in London, fund management and analyst support in London & Frankfurt, and back office support in London and Luxembourg. Regular dialogue and supporting these teams are key to succeed in the role.
Main Duties and Responsibilities
Investment
- Building a network across the Nordic region across sectors between agents, operating partners, investment banks and similar to ensure that Nuveen get access to a preferential pipeline
- Be instrumental in the investment review process from a financial modelling and investor presentation perspective. High quality financial modelling and presentation skills required
- Be able to take ownership of due diligence efforts performed during both acquisition and divestment processes
- Assist with liquidity events, including refinancing or disposal.
Asset management
- Direct involvement and responsibilities for new and ongoing asset management initiatives, including communicating with third-party teams, in-house counsel and third-party legal teams;
- Oversight of third-party leasing teams, property management supporting the assets;
- Design and administration of capital expenditures decisions within the portfolio and working with the NRE development team on oversight and guidance to all third-party construction managers, contractors;
- Oversee third party operating partners to execute the business plan (leasing activity, capex activity, operating activity) and review quarterly reporting for content and accuracy
- Manage the annual budget process, reforecasting and strategic plan for assets under management, as well as regular updates on actuals versus budgets
- Be a point person towards external lender relations for regular reporting and performance update on existing assets (compliance reporting, monitor debt covenants, debt service, performance updates)
- Responsible for accuracy and timeliness of management reporting on the portfolio, as well as assisting in the compilation of internal asset management portfolio reports.
- Liaise with property appraisers on valuation process, providing relevant updates, reviewing methodology and validating outputs.
- Maintaining and applying strong local market knowledge (i.e., competition, supply pipeline, demand drivers, major tenants, market absorption).
Technical Skills & Qualifications Required
- Strong knowledge of the Nordic real estate investment and occupier markets, across all sectors
- Proven ability to animate an agent network, screen the market, look for new investment opportunities and follow them up
- Proven ability to ‘hands on’ asset management, and efficient dialogues with operating partners
- Some abilities for development management would be appreciated
- Strong knowledge of local regulations
Competencies Required
- Very strong financial, analytical and modelling skills
- Strong communication and negotiation skills
- Fluent English speaker, alongside preferable knowledge to one or two Nordic languages
- Good team player contributing to the success of Nuveen Real Estate (the role involves regular liaison with regional offices)
- Act in line with Nuveen Real Estate’s Company Values
- Given the Nordic exposure of the platform, regular travel across the Nordic region, alongside frequent visits to the main Nuveen hubs in Europe is required
