Overview of the Role:
The Analyst will join Nuveen’s German Housing and Alternatives (HAST) team based in Frankfurt to help grow the German HAST platform. Reporting to the German Head of Investment HAST, main responsibilities will be supporting on all aspects of the investment process as well as the operational asset management of the German HAST property portfolios managed by Nuveen Real Estate.
Key responsibilities:
Investment/development
- Engage the agents network and screen the market to find new investment/development opportunities in line with the agreed sectors/funds’ strategies;
- Financial modelling, organizing and preparing client presentations, helping manage transaction processes, and assisting in structuring transactions;
- Participate in the due diligence efforts performed during the acquisition phase (commercial, ESG, legal, tax, etc);
- Assist with liquidity events, including refinancing or disposal.
Asset management
- Responsibility for the performance and the operating management of directly managed assets
- Implementation of the agreed asset management initiatives, such as capex programmes
- Prepare and complete annual business plans and asset management initiatives
- Instruction, coordination and supervision of external professional teams (incl. property managers, asset managers, leasing agents, communication agencies, lawyers, project manager, etc.)
- Prepare quarterly reporting to investors, analysis and explanation of variances
- Assist in data collection of quarterly/annual property valuation process and review them
- Collect and ensure the reliability of data that relate to properties under management
- Frequent travels required
- Manage the bank financing (compliance reporting, monitor debt covenants, debt service, performance updates)
- Liaise with property appraisers on the quarterly valuation process, providing relevant updates, reviewing methodology and validating outputs.
- Maintaining and applying strong local market knowledge (i.e., competition, supply pipeline, demand drivers, major tenants, market absorption).
Qualifications & Experience Required
- Master’s degree from a top Business School or University
- Knowledge and experience of local real estate law and notions in construction/urbanism
- Demonstrable interest in ESG investing in Real Estate and its application within asset management
- First experience and knowledge of real estate asset management
- Financial, analytical, and modelling skills (experienced user of Excel)
- Experience of Argus software desirable
