Leasing and Lease Administration
The Leasing and Lease Administration role has the responsibility to manage negotiations for all lease activity associated with the enterprise office portfolio ensuring TIAA obtains commercial and lease contract terms that are reasonably advantageous and appropriate for TIAA requirements. The role also owns the process and policies directly tied to lease administration of the enterprise portfolio. The position ensures TIAA is protected from business and legal risk during all phases of the lease life cycle—from construction, to move in, occupancy, and move out at expiration of the lease—including payment of rent and other financial obligations.

The Leasing and Lease Administration role has the responsibility to manage negotiations for all lease activity associated with the enterprise office portfolio ensuring TIAA obtains commercial and lease contract terms that are reasonably advantageous and appropriate for TIAA requirements. The role also owns the process and policies directly tied to lease administration of the enterprise portfolio. The position ensures TIAA is protected from business and legal risk during all phases of the lease life cycle—from construction, to move in, occupancy, and move out at expiration of the lease—including payment of rent and other financial obligations.
Key Responsibilities and Duties
- Primary lead on third party brokerage and outside legal agreements in the leasing of corporate office space; owns the process of multiple reviews of the draft lease to ensure the financial obligation is correctly reflected as negotiated.
- Oversees the input of the lease data into lease administration system which includes the lease term, financial obligation, lease summary, critical dates and abstracting of the same.
- Reviews, approves and submits the monthly rent and the sundry charges in excess of $100 million annually.
- Analyzes leasing data, calculates the rent obligation for all current and future leases. Submits regulatory driven rent obligation for the corporate lease portfolio for yearend financial statement for office of the CFO.
- Acts as the subject matter expert for the corporate office lease portfolio for the facilities, accounting, finance, and construction teammates.
- Manages a third party brokerage in connection with negotiating the corporate office leases.
- Oversight of a third party attorney in the review of the lease documentation.
- Guides a third party lease administration team that inputs lease data into the lease accounting and management tool, processing the monthly rent run and weekly sundry batch, and various reports.
- Leads the negotiation of annual leasing activity for the corporate office lease portfolio and manages the annual budget planning process for all leaseholds.
- Controls and approves the monthly rent run and sundry charge expense payments across a domestic portfolio exceeding 150 locations.
- University (Degree) Preferred
